How Much Does Painting & Decorating Cost in London? (2026 Guide)

Realistic painting and decorating costs for North and Central London homes in 2026 — per room, per item, and what drives the price higher than the national average.

If you have been searching for painting and decorating costs in London and found a national price guide, the numbers are probably too low. London decorating runs meaningfully higher than the UK average — for legitimate reasons. This guide walks through what you can realistically expect to pay for rooms, woodwork and individual items in North and Central London in 2026, and explains what drives the price.

Why London Costs More Than the National Average

Three factors push London decorating costs above the rest of the UK:

  • Labour rates. Experienced decorators working in prime London postcodes charge more because their overheads — travel, insurance, central London living costs — are higher. You are also paying for reliability and finish quality, which matters when you are dealing with a managing agent, a listed building, or a high-value property.
  • Period detail and preparation. Victorian and Georgian properties in North and Central London are full of cornicing, ceiling roses, picture rails, tall panel doors, original sash windows and lime plaster walls. All of these require more care and time than a modern new-build. Cutting in around intricate cornice takes considerably longer than a plain ceiling junction.
  • Access, parking and ULEZ. A ULEZ-compliant van, a Congestion Charge day permit, and a Controlled Parking Zone bay all add real cost. In many mansion blocks or conservation area streets, even getting materials to a flat on an upper floor takes planning. These costs are real and any honest quote will reflect them.

Room Repaint Costs in London

The figures below are for two coats of a good quality emulsion (we use Dulux Trade as standard; Little Greene, Farrow and Ball, or Mylands are available on request at material cost). They include walls and ceiling, cutting in around woodwork, light preparation, and protection of floors and furniture. They assume a reasonably well-maintained room that does not need major repairs.

  • Small bedroom (roughly 9–11 sq m): from £340 – £520
  • Medium bedroom or reception room (roughly 12–18 sq m): from £550 – £820
  • Large reception room or open-plan space (20 sq m and above): from £780 – £1,300

High ceilings — common in Victorian terraces and Georgian conversions — add time and cost because working at height takes longer and often requires additional equipment. A room with 3.5 m ceilings will sit toward the upper end of any range.

Hall, Stairs and Landing

The hall, stairs and landing (HSL) is almost always the most complex space in a London period home. Tall stairwells, spindle balustrades, dado rails, multiple door openings and difficult access all contribute. A typical HSL repaint — walls and ceiling, no woodwork — starts from around £600 for a straightforward Victorian terrace and rises quickly with height and complexity. Adding spindles and handrail repainting starts from £280 per flight. We always assess HSL spaces in person or from a good set of photographs before confirming a price.

Woodwork and Individual Item Costs

These are the items that make the biggest difference to how a room reads when finished. Freshly painted woodwork against fresh walls is the result clients notice most. Our woodwork and trim painting service covers all of the following:

  • Internal door (both sides, frame and architrave): from £80
  • Skirting board: from £7 per linear metre
  • Radiator (hand-painted, oil-based or water-based satinwood): from £65
  • Internal window sill: from £30
  • Spindles and handrail (per flight): from £280

All woodwork prices assume sound existing paintwork. Where there is flaking, a significant colour change (particularly dark to light), or bare wood, preparation and priming add to the cost. We will flag this clearly on any quote.

How We Structure Quotes

We quote fixed prices by job, not day rates. That means you know what you are paying before we start, and there are no surprises if a room takes longer than expected. Our minimum visit is £250, which reflects the real cost of travelling to and working in central London. For anything larger than a single small room or a few items of woodwork, the minimum rarely applies.

For whole-property or multi-room projects, we confirm pricing after a free look at the property or a detailed set of photographs. Every property is different — ceiling heights, condition, access, and the specific scope all affect the number. We would rather give you an accurate fixed price than a quick estimate that changes.

What Else Affects the Price

  • Condition of surfaces. Cracks, damp patches, blown plaster, or heavily textured walls (Artex is common in 1970s conversions) all need attention before painting. We can fill and prepare — that work is priced separately and transparently.
  • Colour choice. A significant colour change — particularly going from a dark shade to a light one — almost always requires an extra coat. Deep reds and dark greens are notorious for this. Good preparation and a quality primer make a real difference.
  • Paint specification. Heritage paints from Little Greene or Farrow and Ball are more expensive than Dulux Trade, and the material cost is passed through at cost. The finish quality is genuinely different, which matters in a period property where the colours are chosen to suit the architecture.
  • Access in mansion blocks and communal areas. Working in a managed building often means coordinating with the managing agent or freeholder, working within set hours, and protecting communal carpets and lifts. We are experienced with this — but it does affect the schedule and occasionally the cost.
